Arlington & Fort Worth Homes
Please review these house rules before booking. By booking and staying at the property, guests agree to follow all rules, policies, occupancy limits, and local regulations.
Direct Booking Requirements
To complete your reservation and receive check-in instructions, please complete the following 3 simple steps prior to arrival:
Step 1 — Submit Valid Photo ID
Please email a valid government-issued photo ID for the primary booking guest to mkhomeplexproperties@gmail.com.
- The email subject line must include the guest’s full legal name (first, middle, and last name).
Step 2 — Sign Rental Agreement
The primary guest must review, sign, and agree to our Rental Agreement, House Rules, and Property Policies prior to check-in.
- Failure to comply with house rules or policies may result in cancellation of your reservation without refund.
Step 3 — Security Deposit Authorization Hold
A $320 security deposit authorization hold will be placed on the credit card on file 1 day prior to arrival.
- A non-refundable $10 processing fee applies (charged by the payment processor).
- This is a temporary authorization hold only — funds are not charged unless approved charges related to damages, excessive cleaning, missing items, policy violations, or incidentals occur.
- The authorization hold will be released within 3 business days after checkout, subject to property inspection and compliance with all house rules and policies.
Check-in instructions and access codes will be provided on the day of arrival at 4:00 PM after all check-in requirements have been successfully completed and approved.
Reservations remain subject to the property’s cancellation policy if required check-in steps are not completed.
Check-In
Check-in is at 4:00 PM.
Early check-in may be requested and is subject to availability.
Guests, Visitors & Occupancy
Only registered guests are permitted to stay overnight. There is a $30 charge per unregistered extra overnight guest.
Visitors must be approved by the host before arrival. If the total number of people at the property, including adults and children, exceeds the home’s listed maximum occupancy, a $150 flat event/visitor fee may apply.
If extra visitors are brought without prior approval, there may be a $30 charge per person exceeding the approved occupancy.
No Parties or Events
Parties, events, large gatherings, and advertising/promoting special events are strictly prohibited.
Violations may result in immediate cancellation of the reservation, removal from the property, and no refund.
Quiet Hours
Quiet hours are from 10:00 PM to 9:00 AM.
Please respect our neighbors. Noise complaints or disturbances may result in cancellation of the reservation with no refund.
Amplified sound and outside congregation are not permitted between 10:00 PM and 9:00 AM.
Smoking Policy
Smoking, vaping, candles, and incense are strictly prohibited inside the home. Violations may result in a smoke remediation charge of up to $1,200.
A smoke monitor may be located inside the home.
For Arlington homes, smoking is only allowed outside in the approved outdoor area. Please use the provided ashtrays.
For the Fort Worth home, there is no patio or balcony. Guests must step outside the home to smoke.
Damages & Breakages
Please report any damages, breakages, or malfunctioning equipment immediately.
Do not move furniture from one room to another. Guests may be responsible for the cost of damage, missing items, excessive cleaning, or negligence-related issues. Damage charges may be up to $2,000, depending on the situation.
Pets
Pets must be disclosed and approved before the stay. A $90 pet fee applies.
If an undisclosed pet is discovered, guests may be charged up to three times the standard pet fee.
Mandatory Arlington Host Rules
- Maximum occupancy: 2 guests per bedroom plus 2 additional guests, limited to 8 total.
- The STR permit must remain visibly posted at all times.
- Vehicles must be parked in the driveway only. Street parking is not permitted.
- Parking is limited to available off-street spaces.
- Physical conversion of the premises to add bedrooms for STR use is prohibited.
- No amplified sound between 10:00 PM and 9:00 AM.
- Outside congregation is restricted between 10:00 PM and 9:00 AM.
- Trash may be placed on the curb after 7:00 PM on Wednesday evening for Thursday pickup.
- The premises may not be used as a banquet hall.
- Advertising or promoting special events is strictly prohibited.
Check-Out Instructions
Check-out is at 11:00 AM.
Late check-out may be requested in advance and is subject to availability. Approved late check-out is $50 for the first hour and $80 for each additional hour.
Unapproved late check-out may result in a charge of $100 per extra hour.
- Dispose of trash in the proper trash bin. For the 3-bedroom home, the bin is located on the right side of the home.
- Wash and put away dishes, or load dishes into the dishwasher.
- Dishwasher soap is located under the sink.
- Place used towels on the floor by the washer.
- Please message us when you have left so we can coordinate with our cleaners.
